Charlottesville Area Down 28% in June

Below are the June 2006 sales statistics for the Charlottesville Area.  As always, I used only the properties sold through the Charlottesville Area Associaiton of REALTORS MLS, and included the markets that are in the official Charlottesville Metropolitan Statistical Area (Charlottesville, Albemarle, Fluvanna, Greene, Nelson).  Statistics include only residential transactions.

C’ville             92               69           +33%

Fluvanna         51               85           -40%

Greene           21               34           -38%

Nelson            18               36           -50%

Totals            361             504          -28%

As you can see, the Charlottesville Area is down 28% in June, as compared to last year.  The lone bright spot in the area has been the city itself.  Although, much of the increase that Charlottesville has experienced is due to the large number of condo conversions that have taken place recently.
