Q1 2006 Stats for the C’Ville Area

Okay, so now you know that the national real estate market was down 2.1% in the first quarter of the year, as compared to 2005.  So now you want to know. . .what about our area?

Well, I researched some statistics on the Charlottesville Area Association of REALTORS MLS and found the following:

For the purpose of my research I included all homes (detached, attached, and condos) sold in the 1st quarters of 2005 and 2006.  For the purpose of my research I included the sold units in the following areas: the counties of Albemarle, Fluvanna, Louisa, Greene, & Nelson.  I also included the city of Charlottesville.  It should be noted that these statistics included only homes in the MLS.  It does not include privately sold homes, or homes sold by an agent that were not listed in the MLS.  I think that it does, however, provide a most accurate picture of the market that is readily available and accessible.  This is what I found:

Total units sold in Q1 2005: 776

Total units sold in Q1 2006: 677

% change from 2006 to 2005: -13%

As expected, the national slowdown in the real estate market is being felt in our area as well.  We shall see what the future holds.
